P.S. I just tested out the 3 paints mentioned above and was very pleased with Kilz and Behr paint. Dutch Boy, which is the lowest price of the three, was very runny and did not provide good coverage compared with Kilz and Behr. So, although cheap is good, the cheapest is NOT so good! Just thought I’d share my experience with you.

This article makes an excellent point that staging typically costs LESS than that first price drop. Another good point is: if no one is coming to see your house, the price is probably too high. But if you’re getting traffic without any offers, staging might just do the trick.

Has anyone tried this method before? I read Bill’s book and was quite impressed. I have heard some other investors in Florida using this concept before.

This site has tools for buyers, sellers and owners to check property values. This site is still in beta and doesn’t account for the subtle nuances that locals know about.

For example, these tools don’t necessarily know that X streete is the dividing line between the okay part of town and the seedier side of things. If the homes are close, they’ll get thrown into the mix. But it’s still a great place to start!
