Hello. My name is Billie and I close escrow tomorrow on my 1st. investment property. My dream is to buy, fix, stage and sell. The floorplan is easy but the living room is oversized (12x24). I want to install recessed lights (8 - 4 on each side) and 2 ceiling fans. Will this be too much? Also I want to install a faux fireplace (with artificial logs)to create a 'cozy'atmosphere, but I don't want to over do it. Any well-intended suggestions?
